Once we have fully assessed your needs and requirements from your FREE initial consultation, we will then be in a position to advise you whether we would need to charge a broker fee for managing your application from start to finish. However, at Spalding Mortgage Solutions we feel it is only fair to charge this fee at the end of the process. If we able to do what I say I can, in a reasonable timescale and you successfully get the mortgage to help you with your future needs, the fee will only become payable once you move into your new house or have your mortgage to re-finance your existing home and you are happy with everything we have personally done for you.
If for any reason we are not able to secure a mortgage or for some obscure reason you get declined (which shouldn’t happen hopefully), you will have had our time for free and the fee will not be charged. You can have as many telephone appointments or face to face meetings with us as you feel is necessary, at times that are convenient to you and we will personally look after your file from start to finish and will deal with everything for you, including helping you with solicitors paperwork (See Note) if you need us to. You can call me between the hours of 9am and 8pm during the working week, if you find this helpful. The fee would only ever be charged once and if you wanted me to help you on other mortgages or re-mortgages in the coming years, I would not charge you again. We do also receive a fee from the bank for placing the mortgage, which they pay Spalding Mortgage Solutions.
The fee at the end will be charged on Standard residential mortgages/Buy to Let/Bridging Finance.
